A roofing estimate is the itemized price a roofing contractor gives a homeowner or property manager before the job: the roof measured in squares, the material system going on, whether the old roof comes off, and what each part of the work costs. Finish with markup, tax, a grand total, a validity window and explicit exclusions like skylights or structural repair.
What is a roofing square?
One square = 100 square feet of roof surface. Roofers price materials and labor per square rather than per square foot, so a 2,400 sq ft roof is a 24-square job. Measure roof surface (which is larger than the house footprint on any pitched roof), and add a waste factor — typically 10-15% — for cuts, ridges and valleys.
How do I price a roofing job?
Start from the square count: materials per square at current supplier prices, labor per square adjusted for pitch and stories (steep or multi-story work runs slower and needs more safety setup), then add fixed costs — permits, dumpster, tear-off disposal fees. Apply your markup for overhead and profit, then tax. The per-square discipline keeps the bid honest and makes it easy to explain the price to the homeowner line by line.
